Terms and Conditions for hiring Frith Lodge Self Catering Accommodation

Agreement

Thank you for choosing to book Frith Lodge (the property). By accepting these terms and conditions, you agree that you are over 18 years of age and that you accept full responsibility for all payments due and for the consequences of any actions of all persons who will use the property during your holiday. If payment of the deposit is made by credit/debit card by telephone or by Bank Transfer, you will have deemed to have read all the terms and conditions and agreed to be bound by them.

Booking

Frith Lodge will confirm the booking on receipt of the appropriate deposit or full payment. Frith Lodge will accept a provisional booking and will reserve the property provided we receive the payment from you within 48 hours. Once Frith Lodge has has received the deposit (£200.00) or full payment, the booking is confirmed and then an agreement exists between us on these terms and conditions. Please note that the deposit is non-refundable, unless Frith Lodge have to cancel the agreement due to exceptional circumstances (please see Cancellation Policy below).

If the holiday is due to start within eight weeks of the booking, the total of the holiday rental fee is payable at the time of booking.**

Final Payment

The balance of the holiday rental fee less any deposit will become due eight weeks before the start of your holiday. If the balance is not received on time, Frith Lodge reserves the right to cancel your booking.**

Cancellation and Insurance

If you cancel your holiday within 8 weeks of arrival, you will remain liable for the full balance of the holiday rental fee.** Frith Lodge will seek to re-let the property for all or part of the booking period and, if successful, will refund the money paid by you less the deposit.

Frith Lodge reserves the right to re-let at a discounted rate (especially if the cancellation is at short notice) or for a shorter period if we cannot re-let the whole period. In which case, we will refund the lower amount less the deposit.

As with any other holiday, we strongly advise that you take out appropriate travel insurance cover for your holiday in case you have to cancel your booking for any reason.

Change of Booking

If you wish to make any changes to your booking, please contact us and we will endeavour to assist wherever possible.

Unforeseen Circumstances

Frith Lodge reserves the right to cancel the booking at any time in the event of circumstances beyond our reasonable control or if in the reasonable opinion of Frith Lodge, it is necessary to undertake essential works at the property. In these unlikely circumstances, Frith Lodge will endeavour to offer suitable alternative dates. If no such alternative holiday is agreed between us, then we will refund in full all money received by us for the booking. Frith Lodge will not otherwise be liable for any loss incurred by you as a result of the cancellation.

Occupation of the Property

You must not use the property for any purpose other than that of a holiday.

The number of people occupying the property must not exceed that given on the Booking Form.

You must not use the property for any activity or in such a way as to cause nuisance or annoyance to Frith Lodge, its visitors or its neighbours.

Your Obligations

You agree to pay to Frith Lodge a House-keeping Bond of £250, this will be returned within 7 days of your departure as long as the property and its contents are in the same condition and repair as on your arrival. You must ensure that the property is left in a clean and tidy condition on your departure at the end of your holiday. In the event of additional cleaning or damage incurring cost to Frith Lodge in excess of £250 you agree upon written demand to reimburse those further costs incurred in making good any loss or damage to the property or its contents caused by your action or omission or that of any guest accompanying you.

No pet is permitted at the property, this includes the car parking area or left in cars.

You must allow anyone from Frith Lodge to enter the property during your holiday in the case of an emergency such as a water pipe burst. Frith Lodge reserve the right to enter the property in your absence in such circumstances.

Our Right to Terminate a Booking

Frith Lodge reserves the right to terminate this Agreement and ask you and your guests to leave immediately if this is deemed necessary as a result of your behaviour or that of your guests or any other material breach by you of the terms of this Agreement.

Arrival and Departure

The holiday rental period begins at 4.00pm on the first day of the booking period and ends at 10.00 on the day of departure. This is essential if Frith Lodge is to prepare the property to the appropriate standard prior to guest arrivals. A later check out may be agreed depending on the availability of the property.

Description and Facilities

Frith Lodge will endeavour to inform you at the time of booking of any changes to the website description of the property or any events/works taking place near the property during your stay. Frith Lodge does not accept any liability for any works or activity of any sort occurring near the property during your stay.

Tenancy

This agreement is for the purpose of a holiday rental only and does not create the relationship of Landlord and Tenant between you and Frith Lodge. You will not be entitled to a tenancy or to any other form of statutory security of tenure as a result of this Agreement.

Complaints

Once you have returned home it is very difficult for us to investigate complaints of any nature. Regrettably therefore we are unable to accept any claims after you have completed your holiday, that have not been reported during your holiday and we will not enter into any correspondence concerning such claims. Please let us know immediately during your stay if anything is wrong so that we can make all reasonable efforts to assist and resolve the issue.

Our Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Frith Lodge is accessed via an off road farm track of approximately 1 mile, it involves steep sharp bends; a 4×4 vehicle and confident driver is essential. Please be considerate of livestock and leave gates as found.

Wi-Fi

Guests have the use of the Frith Lodge Wi-Fi connection to the internet, which is subject to SwaleLife Standard Terms and Conditions, including their Fair User Policy. Guests may not: use the service for any illegal purpose (including, but not limited to, breaching any intellectual property or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities, such as attempting to access systems without authorisation or carry out denial of service attacks. The owners will co-operate with and pass information to the relevant authorities if requested to identify persons and computers accessing the connection for any illegal activity. Children should be supervised when using the internet.

** From October 2020 to April 2021 we are not taking any deposits for bookings and full payment (plus Good Housekeeping Deposit) is required 3 weeks prior to your arrival date. We aim to give as much flexibility as possible in this rapidly changing world we are currently in!
